On this page you will find all pertinent information required to properly list a lot or home for sale on Couch Mountain. Signage requirements. Community Information: such as map, hiking trails, amenities, and statistical information to help clients get a better picture of what Couch Mountain offers. 

Our community is focused on Nature and Conservation and our amenities provide residents with healthy enjoyment of the outdoors. 

  • We boast 5 beautifully groomed nature trails for hiking, biking, dog walking and flora identification.  Trails range from easy to difficult with boulders, streams, rhododendron thickets and views. 
  • Two community run gardens that house over 50 raised beds, Blueberries, strawberries, raspberries and Apple Trees. A potting shed, full size greenhouse, and a Honeybee Apiary . 
  • Residents are allowed to have their own gardens, chickens (hens), and beehives. 

**Couch requests that all clients be accompanied by a real estate agent, builder or architect while viewing in our gated community, we ask that agents not give out the gate code and allow a client unrestricted access into the community**   

All Helene debris has been removed from the roads however, please be mindful while walking properties with clients as there is still debris and damage from the storm.  

Please do not enter onto a property without an appointment made with a listing agent or owner. 

Please DO NOT ENTER a private residence, property or property under construction without permission from the owner, builder or listing agent.    

 

Agents, Builders and Potential Buyers

Please Note:  Couch Mountain's Design Guidelines and Declarations (CC&R's) do not allow the PRE-APPROVAL of a design by a non-owner. 

We do allow for Builder Approval if someone chooses to send in this application. The Design Review Committee is happy to accept applications for a Builder to be placed on our List. Couch Mountain has its own Design Review Committee (DRC) of volunteer members along with a licensed Architect and Landscape Architect. You may contact our DRC Adminstrator at [email protected] for more information.  

  • The Design Review Process is completed once someone owns property within Couch Mountain. The Design Review process involves non-refundable fees and the cost of our Architects to review.  It is a commitment on the part of the owner of a property in Couch Mountain. This process can take from a few months and up to a year or more to complete, depending on an owners personal choices and whether they work with an Architect and builder or a Design-Build Team.  The process of Design Review, in detail, is viewable in the >DESIGN REVIEW GUIDELINES- Version 4 tab.   
  • We encourage real estate agents, builders and potential buyers to spend time riding through the community to observe the variety and custom designs of the homes that have been built in our community, each one unique to the land and its surroundings.  
  • Please also take time to read through the DESIGN GUIDELINES to better understand what is expected through the process of Designing and Building a home on Couch Mountain. 
  • Couch Mountain has an >APPROVED BUILDERS LIST- please refer to the >APPROVED BUILDERS LIST-tab.  If you do not see your builder listed and have chosen one, the builder may apply to the Design Review Committee(DRC) for approval.  The form is located on this page >APPROVED BUILDER APPLICATION FORM.  This application should be sent to our DRC Administrator: [email protected]
